The neighbourhood

Estepona's Old Town has had one of the quietest reinventions on the Costa del Sol. While Marbella built upward and outward, Estepona turned inward — restoring its own streets one by one. Murals appeared on blank walls. Flower pots climbed every facade. Pedestrian lanes replaced traffic. The result is a town centre that feels like it was always this beautiful, which is the mark of good renovation: you cannot see the work.

The house sits on the western side of the casco antiguo, on a sunny street 450 metres from the sand. Shops, cafés, restaurants — all on foot. The port is five minutes by car. Golf and international schools are close. Málaga airport is an hour's drive. But the point of living here is that you do not need to drive much at all.

The house

This is one of five townhouses in a boutique development — five named casas carved from a larger Old Town structure, each with its own character but sharing the developer's attention to Andalusian authenticity. The terraces

The numbers

That puts the built area at approximately €3,460 per square metre — a premium for Estepona, but this is renovated Old Town beachside, not a new-build on a highway. IBI is €483 per year. The terrace alone would cost more than the annual taxes.
