Full disclosure: the seller hasn’t revealed the exact address, and we haven’t been able to visit this one in person. What we have are the listing photos, the agency’s description, and the numbers. And honestly? The numbers are what made us stop scrolling and start paying attention. A detached villa on nearly two thousand square metres of hillside land, in the Marbella municipality, with a private pool and panoramic sea views — for €435,000. That’s the kind of combination that doesn’t usually survive a week on the market without a catch. So we dug in.

What the Photos Tell Us

The view is the headline. Two of the listing photos — one at midday, one at dusk — show a panoramic sweep across the coastline from an elevated hillside position. White villas and terracotta roofs cascading down toward the Mediterranean, the sea stretching to the horizon. These aren’t staged renders; they’re phone photos from someone’s terrace, and they’re more persuasive for it.

The interiors tell a different story — modern, clean, and compact. Wood-effect flooring, white walls, a contemporary kitchen with dark cabinetry and granite countertops. The living area is open-plan with good natural light. There’s a covered terrace with terracotta tiles and a pergola that looks well-used. The pool is there — turquoise water, stone coping, artificial grass surround — though photographed on an overcast day that doesn’t do it justice.

The Numbers That Made Us Look Twice

1,996 m² of plot. That’s not a garden — that’s nearly half an acre, in the Marbella municipality, where land scarcity drives prices. The house itself is 142 m² across two floors: three bedrooms, one bathroom, plus a fully prepared basement that’s currently an empty canvas. Parking for two cars at the entrance.

At €435,000, the maths is striking. You’re paying roughly €218 per square metre of land. The house alone works out at about €3,063/m² — but that ignores the basement and the enormous plot that comes with it. In an area where villa plots of this size routinely trade above €300,000 empty, the total package raises more curiosity than scepticism.

What We Don’t Know

Three bedrooms and one bathroom for a villa of this size suggests the house hasn’t been expanded to its potential. Is that a limitation of the building licence, or simply something previous owners never got around to? We don’t know. The basement is described as “fully prepared” but the photos don’t show it. The pool area looks functional but could use investment. The exact location within the Marbella area remains undisclosed — the listing notes “close to town” and “close to forest,” which narrows it to the hillside areas north or east of the centre.

These unknowns are precisely why the price is where it is. And they’re also why we’re flagging it. A gem with question marks is still a gem if the fundamentals hold up — and a plot this size, with these views, at this price, in this municipality, is a fundamental that’s hard to argue with.
